John Derian (Store Owner) turned a grungy space in the back of his East Village apartment into a graceful living-dining room.

Derian built a new, enclosed kitchen in roughly the same location as the original, using a 19th-century sink and countertop.

Derian left the bedroom as close as possible to the way he found it but restored the windows, cleaned up the wiring and used the room’s wide-plank subflooring as the new floor.

Derian’s new bathroom is a bit more luxurious.

The upholstered pieces in the living room are a mix of antiques and Derian’s own adaptations of 18th- and 19th-century pieces.

An old Italian theatrical backdrop hangs in the entry.
